General Valley Foothills, San José (Southern Zone)

General Valley Foothills, San José (Southern Zone) · River valley · warm · very local

Warm river country in the shadow of Chirripó, at a third of coastal prices.

What it's like

Inland from the Southern Zone beaches, the General Valley climbs toward Costa Rica's highest mountains through a patchwork of small farms, clear rivers, and secondary rainforest. This is where Costa Ricans buy land — prices haven't caught the expat wave that hit the coast. Lots here are larger (often 2–5 ha), warmer (26–30 °C), and frequently border a river or creek. Pérez Zeledón, the regional hub, has everything you need; the lots themselves are 20–40 minutes out on gravel.

  • River or creek frontage on several parcels
  • Big skies, warm nights, fireflies
  • An hour from Pacific beaches, without paying beach prices
  • Genuinely Costa Rican — little English spoken locally
