We walk the boundary with you, live on a call or when you visit. Boundary photos, the access road in the rain, the neighbours. Then we send the registry study.

An attorney you choose — not the seller's — runs due diligence and closing, with your funds in escrow. You can sign from abroad under power of attorney.

- Why is the land this cheap?
- Distance from San José, a rainy month or two, and the plain fact that no one has ever pointed foreign buyers at these zones. The titles are as clean as anywhere on the coast — the price is about demand, not risk.

- Diego finds them — through local contacts, coffee cooperatives, families splitting up a farm. We visit, pull the paperwork, and only list the ones that hold up. Most parcels we look at don't make it.
