CheapLandCosta Rica

In short

CheapLand connects people who sell or rent property in Costa Rica with people looking for it. We check titles before listings go live, but every buyer should still use their own attorney. Paid plans renew monthly and can be cancelled at any time.

01About these terms

These terms apply to everyone who uses www.cheaplandcostarica.com, run by Cheap Land Costa Rica ("CheapLand", "we") from Costa Rica. By creating an account or using the site you accept them. If you do not agree, please do not use the site.

02What CheapLand is

CheapLand is a marketplace where property owners and their representatives list land, homes and commercial property in Costa Rica for sale or for rent, and where buyers and tenants find them. Unless a listing says otherwise, CheapLand is not the owner of the properties shown and is not a party to the sale or lease between buyer and seller.

03What we check, and what we do not

Before a listing goes live we review the title information the seller provides against the National Registry. That review lowers the risk of obvious problems; it is not a legal opinion, a survey or a guarantee of the property, its boundaries, permits, access, water or value.

Before buying or leasing, every buyer should do their own due diligence with a licensed Costa Rican attorney and notary, and use an escrow or other safe way to pay. Prices, sizes and descriptions come from the seller and can change.

04Accounts

You must be 18 or older and give a real name and a working email address. You are responsible for keeping your password private and for what is done from your account. One person or business per account; we may close accounts that are fake, duplicated or used to send spam.

05Plans, renewals and cancellation

Browsing is free on the Explorer plan, which opens a limited number of full listings each day. Paid plans for buyers (such as Insider and Premium Access) and for sellers (which are required to publish listings) are billed in US dollars, every month, through our payment provider ONVO Pay.

Paid plans renew automatically each month until you cancel. You can cancel at any time from your account; the plan stays active until the end of the month you already paid for and is not charged again. Payments already made are not refunded for partial months, except where Costa Rican consumer law requires it. If a renewal fails, paid features pause until the payment goes through.

We may change plan prices or features; a price change applies from the next renewal and is announced by email beforehand.

06Rules for sellers

By publishing a listing you confirm that:

  • You own the property or are authorised in writing by its owner to offer it.
  • The title information, price, size, photos and description are true and up to date, and you will mark the listing as sold or rented promptly.
  • You hold the rights to the photos and documents you upload and allow CheapLand to show them on the site and in its marketing of the listing.
  • You will use buyers' contact details only to answer them about that property.

07Rules for everyone

Do not:

  • Publish false, misleading or duplicate listings, or properties you are not authorised to offer.
  • Copy listings, photos or data from the site in bulk, or use bots to scrape it.
  • Try to get around the free plan's limits, the payment system or the site's security.
  • Use the site to harass, defraud or send unsolicited messages to other users.

08Removing content and accounts

We may decline, edit for format, pause or remove any listing, and suspend or close any account, that breaks these terms, cannot be verified or puts buyers at risk. Where possible we will tell you why.

09Liability

The site is provided as it is. To the extent the law allows, CheapLand is not liable for transactions between users, for the accuracy of what sellers publish, or for indirect losses. Nothing in these terms limits rights you have as a consumer under Costa Rican law.

10Privacy

How we handle personal data is explained in our Privacy policy, which forms part of these terms.

11Law and disputes

These terms are governed by the laws of the Republic of Costa Rica, and disputes go to its courts. Before that, write to us at info.cheaplandcostarica@gmail.com: most things can be fixed with a conversation.
