01Who is responsible for your data

Cheap Land Costa Rica ("CheapLand", "we") runs www.cheaplandcostarica.com from Costa Rica and is responsible for the personal data described here, as the party that decides how it is used under Costa Rica's Law 8968 on the Protection of Individuals with regard to the Processing of their Personal Data and its regulations.

02What we collect

Only what the site needs to work and what you choose to send us:

• Account details: your name, email address, password (stored only as a one-way hash by our database provider) and whether you joined as a buyer or a seller.
• What you send through forms: name, email, phone or WhatsApp number and your message, when you ask about a listing, request a tour or a title study, or subscribe to new-listing emails.
• Seller listings: the property details, photos, location and documents a seller uploads, and the seller's contact name.
• Activity on the site: the pages and listings you open, listings you save, and the requests you make, so your account works (for example the free plan's daily listing limit) and so we can see which pages are useful.
• Payments: the plan you choose and its status. Card details are entered on our payment provider's form and never reach or stay on our servers.
• Technical data: IP address, browser and device type, kept by our hosting, security and analytics providers.

03Why we use it

To create and run your account; to show sellers' listings and pass buyers' enquiries to the seller or to our team; to charge and renew paid plans; to send the emails you asked for (account confirmation, password reset, new listings, replies to your requests); to keep the site secure and stop fake accounts and abuse; and to understand how the site is used so we can improve it.

We do not sell your personal data, and we do not use it for anything unrelated to these purposes without asking you first.

04Who processes it for us

We use a small number of service providers. Each one only handles the data it needs to do its job for us, and some of them store it on servers outside Costa Rica, mainly in the United States:

• Vercel — hosts the website and counts visits without cookies.
• Supabase — our database, sign-in system and photo storage.
• ONVO Pay — processes card payments and monthly renewals.
• Resend — sends the site's emails.
• Cloudflare — domain, security and the anti-bot check on sign-up and log-in (Turnstile).
• Microsoft Clarity — anonymised recordings and heatmaps of how pages are used, on public pages only; typed text is masked.
• Google and Microsoft Bing — search data about how people find the site; they do not receive your account data.

05Sharing with sellers and buyers

When you contact a seller or request a visit about a listing, the details you put in that request are shared with the seller of that property, or with the CheapLand team who passes it on. Sellers agree to use them only to answer you about that property.

We may also disclose data when Costa Rican law or a competent authority requires it.

06Cookies and similar storage

We use cookies and your browser's storage that the site needs to work: to keep you signed in, to remember whether you turned the music off or already saw the intro, and to protect sign-in from repeated attempts. Clarity sets its own cookies to tell one visit from another. You can clear or block them in your browser; signing in will not work without the essential ones.

07How long we keep it

Account data is kept while your account is open. Enquiries and requests are kept for up to two years so we can follow up on them. Payment records are kept for as long as tax and accounting rules require. When you delete your account we delete or anonymise the rest within 30 days, except what we must keep by law.

08Your rights

Under Law 8968 you can ask to see the data we hold about you, to correct it, to delete it, or to withdraw a consent you gave. Write to info.cheaplandcostarica@gmail.com from the address on your account and we will answer within the time the law sets. You can also file a complaint with Costa Rica's data protection agency, PRODHAB (Agencia de Protección de Datos de los Habitantes).

You can unsubscribe from new-listing emails with the link at the bottom of each one, and edit your name and plan from your account at any time.

09Security

Data travels over encrypted connections, passwords are never stored in readable form, each user can only reach their own records, and only our administrators can see the rest. No system is perfectly secure; if a breach affected your data, we would tell you and the authorities as the law requires.

10Children

CheapLand is for adults buying, selling or renting property. We do not knowingly collect data from anyone under 18.

11Changes to this policy

If we change how we use your data, we will update this page and its date, and tell account holders by email before a significant change takes effect.
